Golden Visas have been issued since September 2020 against residential property in Qatar's designated areas: from $200,000 for a temporary permit, or $1 million for permanent residence. Four to six weeks, and no local sponsor at either tier.
The fees on this programme are the smallest we handle — an investor visa fee and a state fee, a few hundred dollars each. The threshold is either $200,000 or $1 million, and the difference between them is not only money: the upper tier asks for Arabic, and it is rationed.
Holders may live and work in Qatar without a local sponsor, and cross the border as often as they like while the permit is valid — which is the structural difference between this and an ordinary work visa.
The permit carries the right to own residential, commercial and industrial real estate in the areas of Qatar designated for it. The qualifying purchase itself must sit inside those areas.
Permit holders can establish companies in Qatar without a Qatari partner, and buy shares in existing ones.
The holder sponsors their own immediate family — spouse, dependent children and parents — for Qatari residence permits of their own.
A Qatari residence permit allows travel without a visa to the other Gulf Cooperation Council states. That is regional mobility, not global mobility.
Access to Qatar's healthcare services and its schools and universities, in one of the highest-income countries in the world.
The process runs online through the e-Government portal and the Ministry of Interior. Where the authorities ask for more information it can extend to several months.
Applicants must be at least 21, hold a valid passport, be in good health and have a clean criminal record, alongside making the qualifying investment.
The $1 million tier is not simply the $200,000 tier with a bigger cheque. Long-term residence requires the holder to obtain a Qatari ID, cover the state fee, and be fluent in Arabic — and Qatar sets an annual quota for permanent residence, so if it has been filled the application waits a year. Neither of those can be bought. If the aim is simply to hold Gulf residency without a sponsor, the temporary tier at a fifth of the price does that, and it asks for no language at all.
