Residency by Investment
Premium Residency lets you live, work and invest in the Kingdom without a Saudi sponsor — bought outright for SAR 800,000, rented for SAR 100,000 a year, earned through investment, or granted on talent alone with no investment at all.
Premium Residency is priced three ways: as a fee, as an investment, or as a fact about the applicant. A researcher, a healthcare professional, an executive or an award-winning athlete can hold five-year renewable residency for a one-time SAR 4,000 — no capital required. Everyone else chooses between a rent and a purchase.
Premium Residency holders live and work in the Kingdom without a Saudi sponsor, and cross the border as often as they wish while the residency is valid.
The Special Talent and Gifted categories carry no investment threshold: a salary of SAR 14,000 to SAR 80,000 a month depending on the field, or exceptional awards with a ministry's recommendation, and a one-time SAR 4,000 fee.
Holders may own residential, commercial and industrial real estate in Saudi Arabia. The Real Estate Owner category turns that ownership into the residency itself, provided the assets are mortgage-free.
Companies can be established without a Saudi partner, and the Investor and Entrepreneur categories are built around exactly that — with an investment licence and job creation as their conditions.
Premium Residency holders sit outside the Saudization quota system that governs private-sector hiring — which is why the status matters to an employer as much as to the holder.
Saudi Premium Residency allows travel without a visa to the other Gulf Cooperation Council states. That is regional mobility, not global mobility.
Access to the Kingdom's healthcare and to its schools and universities, in the largest economy in the Gulf.
Applicants must be at least 21, hold a valid passport, be in good health, have a clean criminal record, evidence financial solvency and pass due diligence. Entrepreneurs also present a business plan.
The two fee-based categories are the same product on different terms. SAR 100,000 a year, renewable indefinitely, against SAR 800,000 once for permanent residency — so eight years of the annual fee costs what the permanent one does, and the published 2% cumulative reduction for paying several years up front pushes that a little further out. Under eight years, rent it; well beyond eight, buy it; and if the plan is genuinely open-ended, the permanent one also removes an annual renewal from your calendar. The source prints both figures two rows apart in a table and never subtracts them.
Holders of the five-year residencies — the entrepreneur first category, Special Talent and Gifted — may apply for permanent residency after continuing to meet their category's criteria and residing in Saudi Arabia for at least 30 months within those five years. That is half the term spent in the Kingdom, and it is the one condition on this page that cannot be paid for. The Investor, Entrepreneur second category, Real Estate Owner and Unlimited Duration routes grant permanent status without it.

A fee rather than an investment: none of it comes back, and in exchange the residency is permanent from the day it is granted. Compare it against the annual route above — the break-even is about eight years. Holders may sponsor a spouse, children under 25 and parents.
The riyal is pegged to the dollar, so the category's own figure and the fee schedule are the same money and add into one total.
Riyal figures convert at the peg of SAR 3.75 to USD 1, which is why this sheet closes on one total where our euro-denominated programmes close on two. The Limited Duration residency is priced here at one year's face value; the published terms add "a reduction of 2% per annum and on an accumulative basis, if applying for more than a year", which is quoted rather than computed because it admits more than one arithmetic. The one-time SAR 4,000 programme fee applies to every category except the Limited and Unlimited Duration premium residencies. The USD 170 portal fee is paid inside the application and appears in the published process rather than the published fee table. On the investment categories the figure shown is capital deployed or raised rather than a payment to the state, and the Investor and Entrepreneur categories additionally require job creation and Ministry of Investment licences.
