Ten Years, or Two

The AED 2 million tier issues a ten-year Golden Visa; AED 750,000 issues a two-year investor permit. Both renew for as long as the property is held, and the difference in duration is the difference worth paying for.

Self-Sponsored, Not Employer-Sponsored

The permit rests on the property rather than on a job, so it does not end when a contract does. The holder may live, work and study in the UAE, and sponsor their family on the same file.

Freehold Zones Only

The property must sit inside a freehold zone — the areas designated for foreign ownership, where the title includes the land. AED 750,000 buys in sole ownership; jointly held title carries a AED 1 million threshold.

Completed, Off-Plan or Mortgaged

A property may be finished or off-plan, mortgaged or unmortgaged, and developers offer interest-free instalments — so the threshold is about the value of the asset rather than the state of it.

Rental Income in a Stable Market

Property prices in the UAE, and in Dubai in particular, have grown consistently, and a purchase can be let for rental income while it is held for the permit.

Banking and Financial Services

Permit holders may open UAE bank accounts in the currency of their choice, for savings and for international transfers.

A Regional Hub, and Easier Visas

The UAE sits between continents with air links to most of them, and holders of its residency generally find Schengen and other visas easier to obtain — easier, not automatic.

Healthcare, Education and Security

Access to premium healthcare and schooling once the permit is issued, in a country with high living standards and a low crime rate.

A Permit, Not a Passport

This programme grants residency, and residency here does not become citizenship however long it is held. Emirati nationality is granted at the state's discretion, by nomination in a small number of cases, and property is not one of the routes to it. What the visa does give is a decade of stability without an employer, in a country with no personal income tax — and if a second passport is the actual goal, the citizenship programmes in the same menu are the honest place to look. Study of the Application and Agreement Signing

Bayat Group analyses the application in detail. The client signs a retainer agreement, and we then build a document list tailored to that specific situation rather than a generic checklist, because no two of these files look alike.

The Six-Month Entry Visa and Choosing the Property

The investor receives a UAE visitor visa valid for six months, which is what makes the rest of this step possible in person: selecting the property inside a freehold zone, sitting the medical examination, and giving biometrics. This is the one visit to the country the programme requires.

Application Submission

The application for the residence permit, with all of its supporting documentation, goes to the relevant UAE authorities.

Processing and the Authorities' Own Due Diligence

The authorities run their own due diligence: the legality of the invested funds, the absence of a criminal record, compliance with the regulations, and no entry on a sanctions list. A week is the standard duration, and about a month where further documents or data are asked for.

Residence Permit Issuance

Once approved, the applicant and their family receive residence permits allowing them to live, work and study in the UAE and to hold property there, along with their Emirates ID. The permit renews while the property is retained — so the expiry date matters permanently, not once.
