Overview

Qatar has been offering residence permits, known as Golden Visas, to foreigners who make eligible real estate investments in the country since September 2020. There are two basic investment options available under the Qatar Residency by Investment Program:

  1. A real estate investment of at least USD 200,000 (QAR 728,000) leads to the Temporary Residence Permit.
  2. A real estate investment of at least USD 1 million (QAR 3,650,000) leads to the Permanent Residence Permit.

Eligibility

In addition to making the qualified investment in the defined areas, applicants for the Qatar Golden Visa, also known as Qatar residency by investment program must meet the following criteria:

  • Be at least 21 years of age
  • Have a valid passport
  • Be in good health
  • Have a clean criminal record
  • Make required Investment

Additionally, the long-term residence in Qatar requires applicants to obtain their Qatari ID, cover state fee of USD 824, and be fluent in Arabic. Qatar sets an annual permanent residence quota. If the quota has been met, the applicants will have to wait one year.

Applications, supported by the required documents, can be submitted either online or offline. These documents may include:

  • copy of valid passport
  • letter from concerned authority mentioning investment
  • letter of good conduct
  • Proof of passing the medical examinations
  • Proof of covering fees
  • Proof of sufficient funds

Benefits

Freedom of Residence and Movement

Residence permitholders can legally reside and work in Qatar without the need for a sponsor. They can cross the Qatari border for unlimited times during their visa validity

Investment & Ownership Opportunities

Holders of a residence permit in Qatar are granted the right to own residential, commercial, and industrial real estate in defined areas of Qatar.

Business Opportunities

Qatari residence permit holders can establish a business(es) in Qatar without the need for a local partner. They can buy shares in the existing companies as well.

Family Sponsorship

Qatari Golden Visa holders can sponsor their immediate family members, including spouses, dependent children, and parents, to reside in Qatar

Access to Healthcare & Education

A residence permit in Qatar allows the holder access to quality healthcare services and education institutions, ensuring a high standard of living and thrive in the country.

Visa-free Access to GCC Countries

Persons holding Qatari residence permit can travel without visa to the member-countries of the Gulf Cooperation Council (GCC)

Conditions

Investment in a residential real estate on a defined area:

Investment of at least USD 200,000 – Temporary Residence Permit
Investment of at least USD 1 million – Permanent Residence Permit

Application Process

Bayat Legal Services’ compliance team will conduct an internal due diligence check, which entails a background security screening of the applicant, Preparation of KYC (Know Your Client) and a qualification assessment. The confidentiality of the verification process is maintained. Certified Anti-Money Laundering Officers review the applicant’s documents.
Bayat Legal Services will meticulously analyze the client's case. Once this is done, the client will proceed to sign a retainer agreement with the firm. Subsequently, Bayat Group will curate the whole application process.
Applicants need to register and create an account on the Qatar e-Government portal. Registration forms must be filled out completely. Applicants will need to have valid email address and phone number to verify the registration.
Applicants need to provide various materials, such as personal details, information about family members, education, work experience, finances and savings, and other general data. Once all required documents are collected, completed application must be submitted either online or offline to the Ministry of Interior of Qatar.
Authorities conduct a comprehensive due diligence check, which verifies the legality of invested funds, confirms the absence of criminal records, and ensures compliance with legal regulations. Successful applicants will be granted Qatari residence permits.
The application process is very straightforward and can last 4-6 weeks. However, if additional information is requested, the processing time can extend to several months. Successful applicants will be granted Qatari Golden Visas and will be able to sponsor their family members to obtain their Qatari residence permits.
